Hello everyone
I want to build a residential house on the parental, formerly agriculturally used property. It should be a house following the motto "Practical and Good." I have attached the first architectural draft and would be very happy to receive your suggestions.
At the moment, I am quite uncertain about some technical questions. Ventilation yes/no (the architect says that a ventilation system is not needed for a masonry house), floor or ceiling heating (the architect favors ceiling heating. The heating engineer recommends floor heating).
Development plan/restrictions
Size of the property 2000 sqm
Slope No
Floor area ratio no development plan required
Plot ratio no development plan required
Building envelope, building line and boundary no development plan required
Edge development
Number of parking spaces 2
Number of floors 2
Roof type gable roof
Style classic
Orientation south
Maximum heights/limits no development plan required
Further regulations
Requirements of the builders
Style, roof type, building type
Basement, floors 2 floors without basement
Number of people, age 2 (35,43)
Space requirements on ground floor, upper floor
Office: family use or home office? family use
Guests per year 4
Open or closed architecture kitchen closed

Open kitchen, cooking island kitchen closed
Number of dining seats 8
Fireplace Yes
Music/stereo wall No
Balcony, roof terrace No
Garage, carport No
Utility garden, greenhouse No
Further wishes/special features/daily routine
House draft
Who prepared the plan: -Architect
What do you particularly like? a lot of space, laundry chute
What do you not like? little light upstairs in the hallway, separate toilet upstairs
Price estimate according to architect/planner: <300,000
Personal price limit for the house, including equipment:
Preferred heating technology: district heating / wood chip heating
If you have to give up, on which details/extensions
-can you do without: walk-in closet
-cannot do without: pantry, storage options, fireplace
