Hello everyone

I want to build a residential house on the parental, formerly agriculturally used property. It should be a house following the motto "Practical and Good." I have attached the first architectural draft and would be very happy to receive your suggestions.
At the moment, I am quite uncertain about some technical questions. Ventilation yes/no (the architect says that a ventilation system is not needed for a masonry house), floor or ceiling heating (the architect favors ceiling heating. The heating engineer recommends floor heating).

hm ... the upper floor is missing and, as always, it would be VERY useful to display all plans in a uniform orientation, ideally with north at the top of the plan ;)

Is a house being demolished?

Works. At least the ground floor. I would miss space for a proper wardrobe closet. I don't like the views because of the window arrangement. There are too many dimensions applied: a simple small window comes in 6 different sizes...

Why a laundry chute over one floor?
Are you staying as a couple? Then there should be enough space upstairs for laundry.

Otherwise, I’m also asking regarding the property and the upper floor :)

Thank you for your comments. I have added the OG to this post and also indicated the orientation on each plan. All plans, except for the overview plan, are oriented to the north.

Yes, a building must be demolished.

Otherwise, I don’t quite understand where the new house is supposed to go.

Together with the window next to the front door, the niche that’s probably intended for a wardrobe is actually not really usable:
Why is the sofa positioned so far to the right in the plan? And why is it placed exactly in front of the full-width floor-to-ceiling window (sliding door?).

The kitchen layout isn’t supposed to be like that – right? I would make the window in the storage room narrower so that cabinets with a depth of 60 cm fit below in the plan direction.
Bathroom on the upper floor with 13 sqm… no bathtub? I would skip the access from the dressing room and instead access the bedroom through the dressing room. Although having the bedroom facing south is also worth considering.

Why are the children's rooms so differently sized?

The straight staircase is certainly an eye-catcher, but only if you look directly at the steps from the front door
