Hello everyone,

First, the numbers/data/facts about the construction project:

Development plan/restrictions
Plot size: 563m² + 53m² driveway
Slope: Plot flat, height difference to street ~2.5m
Floor area ratio:
Plot ratio: -
Building window, building line and boundary: See pictures/representation
Edge development: See pictures/representation
Number of parking spaces: 2
Number of floors: 2, 2.62m clear height, fully basemented (35°)
Roof shape: Currently gable roof (35°), other roof shapes are permitted
Due to the height difference to the street, a lifting system is planned for the house/plot to pump the water up. This lifting system is currently calculated at ~€65,000

Requirements of the builders
Style, roof shape, building type: Gable roof, modern
Basement, floors: Fully basemented, knee wall minimum 1.30m
Number of people, age: Currently 3, x2 30 years + 1 baby, planned are 2 - 3 children in total
Space requirement on ground floor, upper floor:
Office: At least one office, preferably two since both often work from home
Guest bedrooms per year: Negligible
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, kitchen island: Open kitchen with counter
Number of dining seats: 6
Fireplace: No
Music/stereo wall: No
Balcony, roof terrace: No
Garage, carport: Double garage (see representation)
Special wishes: Photovoltaic system, walk-in closet

House design
Who designed the plan: Initial planning by a planner of a construction company, floor plans from myself
What do you particularly like? Why?: Open kitchen + living area, built-in closets/walk-in closets in the bedrooms
What don’t you like? Why?: House currently planned facing south, therefore no distant view but view of the neighbor’s house
Price estimate according to architect/planner: ~€820,000 including
Personal price limit for the house, including equipment:
Preferred heating technology: Air-source heat pump currently planned

If you have to do without, which details/extensions
-can you do without: Habitable basement, general exterior dimensions of the house
-can you not do without: Open living/dining area

Why is the design like it is now? e.g.
Initial draft by the planning + personal preferences

We are in preliminary talks with the general contractor who conveys the plot to us and will subsequently build the turnkey house on it.
What concerns me a bit are the high costs for the development work + lifting system currently calculated. In the first calculation, a total of €200,000 is budgeted here, including the paving of the driveway. What expenses are involved in the development? How expensive is a lifting system and what maintenance costs are to be expected?
What do you think basically of the floor plans? Do you notice any major mistakes? Would you leave the house orientation as it is, or move the entrance, for example, to the east side?

What comes to mind spontaneously: You don't place the dining table like that. Those sitting with their backs to the window can't get in at all. Turn the table 90° in the room.

Fits, the furniture has of course only been included as "placeholders," the focus is on space planning

This makes the gigantic amount of "blurring" of the aerial image understandable, but it does not change the effect that it completely stifles my willingness to help with house alignment and floor plan questions. Therefore, I will stay out of it here. As a "farewell greeting," I still give you the tip to enter the keyword "Koppelgeschäft" into the forum search here.

However, the room planning depends on the possibly planned furnishing.
There are only 6 minutes between the post by and yours: are you sure that the objection has reached you and been considered?
I don't find the design very appealing either: the grid is familiar from other designs, here, for example, the staircase is way too small, there is no space for a coat rack, instead, an intrusive cupboard is placed there.
Bedroom with only a skylight above the bed and a trapped dressing room that hardly has space for wardrobe meters. Sofa dummy promises more space than there actually is. Kitchen with a rather narrow counter has too few cabinets to function and is again too wide for a "two-liner."
I find the wardrobes in the children's rooms well solved. That's great!
Under the circumstances, definitely have an architect plan it!
