Hello everyone,

we would like to start building our house next spring.
We are currently talking to several local construction companies. I have attached the first floor plan, which we generally like very much, for discussion.

Attention: we are not yet satisfied with the hallway on the ground floor (significantly too large) => our current idea here (not yet discussed with the architect) is to have a stair landing starting at the office.

We have not yet considered the window arrangement and would still like to change it!

Your data is on there... if possible, delete it.

About the floor plans:
- What is supposed to happen on the island in the kitchen? If you like it open, why not.
- I already find the entrance area very spacious.
- Unclear if the bedroom is not too narrow - I would interpret it as about 3.27 m (so 3.87 m minus the 60 cm), that would be quite narrow.
- K2 already has about 1-2 dead square meters.
- For the bathroom, you would have to look exactly what passage widths are still available.
- 2.1 is not comfortable for the dressing room... subtract 1.2 m from that, leaving 90 cm to pick something out, hold it up and look at it (it's always unclear if you should come up with something else then).
- There is also quite a bit of hallway on the upper floor.

Conclusion: not bad, but somewhat convoluted in places, lots of hallway area.

Why don’t you make the landing staircase with 2 identical legs? I would also rotate the landing staircase by 90 degrees, then you can enlarge the office a bit and you won’t lose too much space in the hallway. Upstairs, you would probably have to shift things around a bit.

The 10m2 room is supposed to be the playroom? From my own experience, I can say that it is too small for that. When a few necessary pieces of furniture are in there, it’s full and there’s no room left for the Lego city. In your case, I would skip the playroom and instead make either a children’s bathroom or a storage/laundry room here. Then you could make the master bathroom accessible from the dressing room and would have no problem rotating the staircase. I also find it very inconvenient to bring the laundry to the washing machine. Depending on the situation, you first have to unlock the door to the garage with a laundry basket in your hand. I miss a storage room for everyday items (vacuum cleaner, mop, beverage crates, paper towels, toilet paper, other kitchen appliances that are not used constantly like fondue etc..) in your home. Your so-called pantry is too small for that.

As previous speakers have already pointed out, the bedroom looks very cramped. I also noticed the lack of storage space, especially since you don’t have a basement. I would forgo the pantry because it is too small for me; maybe you can manage to plan a larger storage room on the ground floor (the hallway is quite large after all), that would certainly bring quite a bit of benefit.

Thank you for the initial feedback.

The topic of storage space is a tricky one:

Our re-planning looks as follows:

Turn the staircase as an isosceles landing staircase 90 degrees with the start at the office.
Move the front door towards the staircase. Possibly close the staircase to gain storage space under the stairs!?

Use the gained space to make the ground floor bathroom a bit wider.

Enlarge the pantry by about 1-2 sqm by moving the garage door downwards according to the plan.

What do you think of the suggestions?

Ideas sound good, but without actually seeing them drawn, they are really difficult to evaluate. It is quite possible that this leads to other problems.
