First floor plan draft of the ground floor including double garage

Hello everyone,

we have just bought a plot of land (see picture) on which we want to build a single-family house. After looking at quite a few houses and floor plans, we ended up with the attached first self-created draft. I would appreciate it if you could give your opinion on it – especially on where you would place windows. Currently, we have mainly only planned the ground floor, as the upper floor is large enough to accommodate the required rooms anyway.

If you have to do without, which details/extensions
- can you do without: utility room (because basement is planned)
- cannot do without: office on the ground floor

Why did the design turn out as it is now?
A mix of many examples from various magazines and the requirements we set

What is the most important/basic question about the floor plan summarized in 130 characters?
Is the living/dining area as it is currently spacious/large enough for an 8-person dining table?
Is the kitchen too large?
Is the shower bath sufficiently dimensioned?

For heaven's sake! That is a 6 to give :D

The hallway is an imposition, far too narrow and winding. Wardrobe is completely missing. Kitchen in the south. Study in the north.
Where is the cellar stairs?

Living room with dining area too small.

In short: nothing fits there at all.

How about the entrance from the garage side, with the shower bath facing north. Then the useless second entrance from the garage would be eliminated...

That is good enough to go to an architect with, so that he can capture your wishes. If I were you, I would go without the sketch. The list of rooms and special requests is sufficient for him to make a proposal.

Would relocate the entrance
Utility room to the basement

Go to the architect with the room program

Draw in every design, whether self-created or by the architect, the desired furniture to scale

A wardrobe is missing, the narrow hallway is awful and a waste of space.

Uh... floor area ratio 0.3 (excluding ancillary facilities) You know what that means? You can feel free to calculate where you end up with the desired KS and DN. On the ground floor, it’s already over 100 sqm. What’s happening in the basement? What kind of rooms are planned there? The spiral staircase isn't nice... and relative to the size of the house, everything somehow feels a bit "unattractive." Unfortunately, nothing is left of the Balance 300 :(
