Of course, I didn’t want to badmouth all prefab house providers, definitely not. This is just my personal experience and we also had 2-3 positive experiences. But ultimately, there are salespeople whose only job is to sell houses and receive a commission for it.

But the financing then works better??

On the subject of renting out. You don’t rent to friends or close acquaintances. I hear these stories over and over again.

Is of course completely unrealistic. A friend is currently building exactly something like that and is at 1.1 million euros for basic equipment. Land not included. You can add another 500,000 depending on the region.

In summary, it can be said that a new building is a few classes too large. Since DH are rarely sold together (both halves) and EFM with a granny flat rarely has the required living space, basically only a used 2-family house remains. At least in our area, it was often built in the 60s and 70s and is also relatively "affordable" to have.
