Good evening,
Key data:
29 years old
Net income 3000€
Girlfriend earns about the same, slightly less.
We bought a plot of land a month ago because it was available cheaply through the municipality in the FFM area.
The standard land value price is 450€ and we paid 350€.
In total 150k €. Financed from equity.
About 50k€ equity remains.

So far so good, now to the crux.

I recently saw that I had a negative Schufa entry from 2014, which I was not aware of. Of course, I settled it immediately (it was 200€).
My score is now at a meager 87%.

Now to my question, is it even possible to get a construction loan at market interest rates with this situation?
Desired loan would be about 350k€.

Thank you very much for your help.

Good question. According to Schufa, 80 – 90 means "significantly increased to high risk." I believe they recalculate that every 3 months. If I were you, I would just contact one of the independent financing advisors and explain the problem. Due to Corona, cherry picking is already being done.

Exactly, cherry-picking is an additional problem in this pandemic. Therefore, I would also initially turn to an independent financial advisor.

I see the opportunities rather with the [Hausbank]. It knows you and your account transactions best.

Would visit the house bank and a consultant.

Clarify, have it marked as resolved, and just finance. There will be zero problems.
