Hello, I would like to know exactly how financing a house with equity works.

So far, our financing for a terraced house/new build has not worked. The banks want to see equity. We only wanted to pay the notary fees and property transfer tax.

Let's say we bring in €10,000-15,000 of equity. How much loan will we get if

the house with special features costs about €227,000?

Will we then get €217,000 or €212,000 from the bank?

Only the banks can tell you that. It depends not only on the equity but also on the house, its location, etc. But above all, also on your creditworthiness.

Hmm I thought that the equity is deducted from the net loan amount. Does anyone know about this? How was it for you?

If the basically secure employment relationship(s) is/are sufficient to provide the monthly installment (also prospectively): yes. Otherwise: no.

If you only want to pay the notary and real estate transfer tax, it will not be easy. Both the house and your creditworthiness really have to be good.

Hello! If you have a very good income, you will certainly also get the purchase price, incidental costs, and the kitchen financed. As my predecessors already said, the loan amount must match the income. The standard is actually that incidental costs must always be equity. In our case, it was even such that we had to bring equity into a new, not yet built property because the bank had already made deductions on a new build. The price level was too high. Post your exact starting position.
