Building the house is the right decision. Often the rent for an apartment of that size is similar to the bank installment. The additional costs for a newly built house are only 150-200€ due to the low heating costs (30-40€/month). My recommendation is to also go to a financing company. There your financing request will be compared with up to 50 banks. Many banks also offer good conditions with little equity. An interest rate of 2.2% should be possible at least.

I can tell you from my own experience using the example of [Sparkasse] (not a house bank), that we requested a home loan of 300k€ four years ago with a net income of 300€ more than with you. At that time, we were told that for an income of 3300€, a loan of 250k€ was appropriate. However, interest rates were higher and repayments lower back then.

The internet has always been very patient and by now there is enough nonsense on the WWW. This was not aimed at Interhyp, but at some calculators on the net as well as pure theory.

Get away from the idea that the apartment rent would also have been around 800 euros. People just make that look good, there are many more ongoing costs with a house. (Additional costs cold and warm, maintenance, modernization, outdoor facilities) A house is a luxury that you have to be able to afford and also want. The only advantage of a house is that, in the quite distant future, it belongs to you.
