Yes, that is what I meant by that. The banks adjust their terms from one day to the next. Otherwise, the change wouldn’t make much sense because everyone tries to get better conditions. That can be good or bad for you.

We were really lucky and closed at the end of April. And I was initially upset that our bank was so slow, but now I'm glad about it.

The rate is 30% of the net income, with 70% net here being 3290 euros. Others have less ... I find the rate absolutely manageable. An initial repayment of 3% would also be okay in my opinion.

Just for your information: we ultimately solved it so that we repay the bank loan over 15 years every month (1000 euros) and took the KFW loan fixed for 10 years + interest-only. If there is any money left at the end of the month or year, we make special repayments on the bank/KFW loan. This way we are maximally flexible and the fixed monthly burden remains manageable if a salary is lost. Thank you for your suggestions!

Quite simply, we have to pay 1000 euros in credit to the bank every month for over 15 years. If there is any money left over, we will repay the expensive bank loan through [Sondertilgung]. This way we are maximally flexible...
