I would rather look for condominiums. It is not the high volume like with a house and you have more price security. When building, you always need a buffer.

I can say quite precisely from planned and very well researched experience. 140sqm of living space with a good standard, with earthworks costing 30-50k, we are at about 3500k/sqm with everything included. Prices have unfortunately exploded and currently there is no end in sight.

In my opinion, it would always be very helpful with such statements to specify which region is being referred to ... One builds in/around Stuttgart or Munich, another in the far east ... You simply cannot generalize like that ...

SH is also very expensive in the "Hamburg corner." Lower Saxony is still very "manageable" alongside eastern Germany :) What about an existing house otherwise? There are still good and affordable houses in village locations with little renovation backlog.

Everything depends on the decision of where to build! One and the same house can vary in price in different regions, but whether to build or not is decided by the building plot.

If you can imagine settling somewhere more remote, where the BP price is low and you basically want to build standard, then that could definitely work.

But Hamburg and the surrounding area, absolutely impossible.

ahem… :) please no such absolute statements. I live 15 minutes from Hamburg and still "quite affordable" in the house building sector, see #10 above yours.
