Since you are below 80%, you should apply for the KFW funds 124 and 153 separately from the main financing. This way, the bank that has to provide the other funds and not have to pass through KfW (the bank is fully liable for KfW funds and factors that risk into the conditions for the main loan funds) will get conditions for under 60%.
