Financing offer with special repayment from my real estate agent

Hello, I have received the following offer and wanted to ask you for your opinion:
I already have a plot of land.

Effective Loan amount Fixed interest period Monthly rate
1.07 % 252,000 € 15 years 693€


Remaining debt approx. 159,000€

The remaining debt will be repaid through a [Bausparvertrag] in the amount of 150,000€ and a 9,000€ special repayment. This will be saved concurrently with 240€! So a total monthly burden of 933€.

Hm 830 • 12 months • 15 years = 149,400€ that corresponds exactly to the remaining debt!! What are you still paying back for 12 years

I pay 933€ for the first 15 years. Of that, 693€ is the bank installment and 240€ is for the [Bausparvertrag]. After 15 years, the outstanding balance on the bank loan is 159000€. I repay the outstanding balance with the [Bauspardarhelen] + the credit balance = 150000€. I repay the [Bauspardarlehen] over 12 years at 830€ per year.

No home savings contract. Simply a 20-year fixed interest period.
