Hello,

we received our financing offer yesterday and wanted to know if we should go for it or better wait a little longer.

House price: 470,000
Equity: 70,000 (land)

Component 1: 280,000 via Münchener Hypothekenbank, 1.33% interest fixed for 30 years
Component 2: 120,000 via KFW, 0.75% interest fixed for 10 years + grant 18,000

Do it?

What are you waiting for? KfW is not going to change anyway. And with MHB, 0.1% in the terms (wherever a further downward adjustment should come from) only amounts to about €20 per month. So no real savings potential either; interest costs also decrease with each month.

Regardless, the terms are purely a bait offer with which the bank doesn’t really make money (I just did the calculations).

Conclusion: Go for it.

The interest rates are great!
Don't know if this is some kind of special program. But if not, then I would still inquire about the interest rates for 20 years. I think 30 years is excessive. But everyone has to decide that for themselves.

Allianz is currently subsidizing KfW so you get 0.45 instead of 0.75%.

MHB is currently offering the price of 15-year financings for 30 years. So, an inquiry for, for example, 15 years is not worthwhile, as it is identical.
