Financing offer HVB vs. Allianz

Hi everyone,

I currently have 2 offers for construction financing. I need your opinion please. Somehow I am currently getting too distracted by the interest rate. One subsidizes the KFW loan, but the HVB is cheaper in interest on the main loan. By now, I can't see the wood for the trees. Your opinion?

Financing volume: 380,000 EUR
Bank: 260,000 EUR
KFW 55: 120,000 EUR

Offer Allianz:
260,000 EUR - 20 years - 1.30% (repayment 2.45%)
120,000 EUR - 10 years - 0.45% plus 18,000 EUR subsidy (repayment 3.22%)

Remaining debt after the end of the fixed interest period:
Allianz: 112,830 EUR
KFW: 65,675 EUR (subsidy already included)

Offer HVB:
260,000 EUR - 20 years - 0.96% (repayment 2.5%)
120,000 EUR - 10 years - 0.75% plus 18,000 EUR subsidy (repayment 3.8%)

Remaining debt after the end of the fixed interest period:
HVB: 118,054 EUR
KFW: 59,510 EUR (subsidy already included)

Repayment rate change 2x free of charge, special repayment of 5%, no provision period: 12 months, repayment after full disbursement 12 months.

Why is the remaining debt with Allianz lower ... That can't be right given the data mentioned, can it?

Because I tend to have a slightly higher monthly payment here. But more remains on the KFW side.

Ah sorry yes ok. What would the current rates be per loan?

HVB would be 65 euros cheaper per month

65 euros for 20 years means 14k less contribution with 12k more outstanding debt.

So almost the same. but I would tend to choose HVB because of the 0.95%
