That is not correct!
You can repay a mortgage loan after 10.5 years without a prepayment penalty and then at any time with 6 months' notice. But in the event of a sale, you have no special rights. The prepayment penalty is fully charged if the 10.5 years have not yet expired.

The 153er is definitely worth it because of the huge subsidy. However, after 10 years, the follow-up interest rate will be a market interest rate.
