The repayment grant amounts to 15% of the loan sum. Maximum 18,000 EUR, as the maximum amount is 120,000 EUR.

You have to compare the effective interest rates and not the nominal interest rates. Definitely take the full €120,000 from the 153 program. The effective interest rate here is -0.31% p.a.!

The 124 program, on the other hand, is probably not attractive for you in terms of the bank conditions. Currently, there are 10 years at 0.77% p.a.

Good morning! Yes, I understood that, but at first I was not clear whether you have to take out the full 120,000 to receive the 18,000 subsidy. So, of course, it makes no sense other than to take out the 120,000. The offer comes from my house bank, yes. On my part, the ancillary purchase costs as well as about 15% from the equity are covered. That is how the offer is calculated.
