Financing complete, mortgage registered, but no house construction

I would be interested to know what happens to the loan/financing when everything is finalized and the mortgage has already been registered, but in the end the house is not built after all and the loan is therefore not needed. Does anyone have information on this?

In short; it will be expensive. The bank is entitled to "Nichtabnahmeentschädigung".

Usually, the loan has long been refinanced by that time.

Possibly, the loan can be used for another purchase/construction.

As an indication, just use a prepayment calculator. It will definitely be expensive with today's high loan amounts.

Non-acceptance compensation. It is usually more advantageous to change the Häusler builder. The bank must agree to this, but will certainly do so. No bank is happy when a loan falls through.

If you then add the payable services from the architect/GP/construction company, it will probably be best to build the planned house and then possibly sell it directly afterward. Or?

If the situation allows selling the house without major losses, it would certainly be worth considering, or even preferable to do so in advance.
