Financing bungalow new construction without basement

Hello guys,

how do you assess this?? My partner and I come from the new federal states.
Our plot 1000 sqm (undeveloped) would cost between 10,000€-12,000€.
We want to build a bungalow (without a basement) with about 120 sqm, shell construction by a company and interior finishing + windows and doors by ourselves, the whole thing should
not cost more than 150,000€.
We only have 15,000€ equity.
Our combined income is 3,300€ net.

What do you think about it??
I would appreciate your advice.

That cannot be evaluated without precise details.

Here are a few points, briefly, as a reminder:

- undeveloped: what exactly does the development cost? WARNING: depending on the length of the lines, it can very quickly reach high five-figure amounts. It doesn't have to, but it can, must clarify. But nothing will move under 10k euros for sure
- what exactly is meant by own services? Only the installation or also the purchase of materials?
- are the 150k euros meant only for the house or also for the land and ancillary costs? (if it is intended as a total budget for everything, that probably will not work)
- your net income alone does not say much, how much is available monthly for a house? Keep in mind: the maintenance costs are generally higher than for the previous, probably smaller rental apartment. The bank installment alone isn't everything!

It won't be hopeless, don't worry, but to get advice you need to provide more details ;)

If the €150K + €12K = €162K is supposed to be all the costs, then never.

We are planning a 2-story residential house with approx. 125m² in Saxony. A bungalow is, to my knowledge, even somewhat more expensive.

For the house KfW 70 including WP with surface collector, flat-rate sample fee and material for EL, we calculate about €190K.
In addition, ancillary construction costs and outdoor facilities with €43K. It should be noted that all utilities are already on the property and the property is completely level, otherwise even more money would have to be planned here.

All in all, that makes €233K without land, garage, and kitchen/furniture.

Through individual contracts and own work, one can certainly save something, but certainly not €83K, especially since the land is still undeveloped.

Hi, we are talking here about a bungalow (110-120sqm) without a basement and outdoor facilities without a garage.
The biggest problem for me are the connections, which are quite far from the property.
The building plot prices are around 8€-10€ for us.
I thought about having the shell constructed (foundation slab, shell, roof).
Windows, doors, screed, flooring, tiles, electrical etc. + material I would get myself, would do it myself or with friends (many buddies who partly come from the crafts) (get 10€ per hour, a beer and a sausage and off we go).
That has to be possible for 150K, right??
I must be wrong, right??

Hello,

unfortunately it's more, easily 50m.
However, I know my coworker had the same problem,
he saved money by digging out the supply shaft himself with a small
mini excavator. However, I don't know to what extent the utility providers
agree to that.

You can probably read or inquire about it in the price list from the responsible provider. The same applies to self-performed work, you can sometimes dig the trench yourself. For 50m, however, it will cost a lot of money. Expect at least 10,000 euros, rather a bit more.
