Financing before contract signing

Hello everyone,
we are about to sign the contract and have now received the information that the construction including all applications takes approximately 27 months from signing to handover of the keys.
Since there are 3 different payment deadlines with the construction company, the entire amount is not due at once.
I am now wondering whether we should apply for the financing later, so that we do not have to pay commitment fees. Of course, I would obtain a bank confirmation before signing the contract.

Has anyone had similar experiences or can give me a tip whether this makes sense?
PS:
We have already purchased the plot of land and it would be handled separately.

You can do that, why not. Provided that you can get a loan easily with your numbers. In the meantime, interest rates can rise or fall. Or you negotiate with the bank for a correspondingly long commitment period. So either take a gamble or choose the safe option. Which is more sensible cannot be known in advance. The question is rather which option lets you sleep better.

Are you a gambler, then wait. If not, close now. But first calculate what you can actually save in €. Even a tiny interest rate increase will eat up the saved building loan interest.

I wouldn’t do that. In 27 months or rather, extended to 30 months, a lot can happen in construction policy. I would feel more comfortable with financing at a possibly higher interest rate than later dealing with annoyances during the house construction/building permit.

I would mainly look for another company. They do it so much better that you want to wait in a planned economy manner? If you sign now, do you have a fixed price?

Are three payment terms now called 3x amount x? I find that a bit little. The construction time is also alarmingly long. Is this a developer? Then it would be a different matter. With the general contractor, I would look for a new one.
