I am only talking about the variable costs. So there is no need to fear that we will not maintain our standard of living or be unable to cover any repair costs.

You can twist and turn it however you want, it is too much for you today.

In the end, you will end up with at least 700,000 for the plot price with the house and all additional costs and other purchases. I would bet on that.

It simply doesn't work. No matter how you calculate it.

You have to get used to this in this forum. Almost everyone here considers themselves an expert in mortgage financing because they have completed one (!) themselves. But in most cases, they are far from being done with it. Probably 99% of the people here cannot really assess how such things really develop. They all consider themselves similar experts based on their own singular experiences, like parents who think they know how teachers should organize lessons because they were once students themselves, or 80 million German citizens who think they know what the national football coach is doing wrong. Let a financial advisor inform you or go to a forum where people actually deal with finances. There you will be informed more sustainably.

Everyone is free to seek advice wherever they want. The OP did so here. And those who seek advice on the internet should also be aware that they will receive somewhat more direct answers, especially if they have difficulty accepting arguments. Whether you like it or not, that is the price of free (!) advice in this case.

Regarding professional competence, no one claimed that everyone here has been working in mortgage financing or bank risk analysis for 25 years. Nevertheless, it is a substantial amount of experience, and in individual cases it is also worth looking at the profile to assess how close each user might be to the topic.

But yes, go to the bank or intermediary, I would be happy to receive a report.
