Hello everyone,

first of all: Yesterday we received our first preliminary draft from a partner architect of a wooden house construction company. He said that due to the slope location we would need 1 1/2 - 2 basement floors (KG) to then place the wooden house on top. Meanwhile, we have spoken with another wooden house company, who showed us at an on-site appointment together with our excavator company a construction with only one basement floor in prospect. If this works out, the granny flat would be dropped.

The north arrow was unfortunately drawn incorrectly on the house plans; it is correct on the site plan.

I understand only a little: the slope (height difference entrance level / foundation) does not change due to the choice of contractor (? ? ?); I cannot assign the wall thicknesses to any construction method, moreover the exterior walls are thicker at the top than at the bottom; I also do not recognize a planning grid that explains the dimensions...

The plan states 0.6, but you speak of floor space index = 0.9 (which, with a site coverage ratio of 0.3, indicates that an "extra" floor is calculated here for slope compensation). I have many question marks there.

The room program does not seem to me to be a defined target catalog.

Company A (draft creator) oriented itself during the on-site appointment to the neighboring house and therefore also determined that a different construction method with fewer floors would probably not be possible

Company B once showed up with a laser for a rough height measurement and contradicted Company A and is currently creating a draft with only one basement

As already mentioned, we are in the free quotation phase in which the construction companies naturally do not invest a huge effort since not a single euro has been spent yet

Construction method 2 basements, of course solid with wood panel construction in the ground floor and attic

The floor space index of 0.9 is decisive according to the development plan for E+U-S. The 0.6 shown in the site plan apparently applies to the residential area above my building plot, since E+U is specified there.

I would question 30 cm monolithic in terms of thermal insulation for the granny flat. For the slope, I would prefer to use concrete rather than masonry.



If I do not misinterpret the little and poorly legible information from the plan, then this assumes the entrance floor as the only above-ground full storey (and a 10° roof pitch? - which does occur in alpine regions).

Since a neighboring nature park is mentioned, the idea comes to me to provide holiday apartments instead of the granny flat.

I would rather not omit auxiliary residential units where you can avoid each other at the entrance. Clearly, "drowning" surplus built-up space as a hobby or party cellar would be the last thing I would consider.

Yes, that's how it is. Ground floor level with the street, the rest already on the slope.

Holiday apartment not profitable as there is virtually no tourism.

Party cellar adjoining the garden. Maybe an extra room for garden tools, etc.

Don't worry, I already find it beautiful here, I don't have to drink to make it so.

I would mainly be interested in opinions about the ground floor and attic.

Ground floor: nice, enclosed study room a matter of taste. Attic: it is relevant whether it can be done as planned, i.e. whether a residential floor can be added and how large.
