I am rather confused since expenses = income. Didn’t have to be a banker to know that doesn’t work

The OP did write that the savings rate is fully accounted for.

So unfortunately I don't have an overview of the actual disposable income. Please tell me again what you have if you live in the house. I don't get the variable loan thing, etc.

Income 5,800 Euros
Expenses (excluding savings, excluding rent) x.xxx Euros

Hello,

As already mentioned in almost every answer regarding financing, everything stands or falls with the second income. If one income disappears for unknown reasons or becomes significantly smaller, it becomes difficult. But for you, it is already certain that you are doing it. Otherwise, you would not have bought the land. So it means eyes closed and power through.

Fingers crossed

Looks tight at first. Doable but tight. I would add about 50k for house costs. The new salaries are good; previously, you felt like you sold yourselves short. For better understanding, it would help if you could write again more precisely what kind of properties you have at what value and how much you have already repaid on them.
