Experiences with prefabricated houses

Dear community,

I have now read through a bit here and maybe you can help me.
We received the notice yesterday that we will get a building plot.
I have already researched for a while and have also been to Fingerhaus.

Which prefab house companies can you recommend and have had good experiences with in terms of price-performance ratio.

We want to build without a basement and it should be a semi-detached house.

We are open to all suggestions or do you think it’s better to build solid?? Difficult decision overall.
Hope you can shed some light on this for us.

So... Bavaria is large. And Bavaria is slightly uneven - with the consequence that you should definitely take the terrain into account when deciding on a building style or construction principle... And not every company builds at every building site... In the case of a steep slope location, I would seriously consider whether a prefabricated house is the right choice. Sometimes masonry is better. We have a rather flat area, a masonry basement, and on top of that a prefabricated house standing. We like it, it is cozy, and now the battle with the garden is ongoing. The neighbor built with masonry, it is also cozy, and he is also struggling with the garden. Duration: nothing has changed - pretty much the same length since 'This is the suitable plot'. Probably no one here has much experience with several different prefabricated house companies, since you don’t build that often. If we were to build a second time, I would at least review it again with our architect. And if our dream could best be realized with a prefabricated house, I would also ask our construction company for an offer again. But whether we will build again... no one can answer that today.

Hello and good morning,

As info.
This building plot is all on one level.
No steep slope location.

Fingerhaus said I should expect about €300,000 for a semi-detached house without a basement including the floor slab.

After some research, I came across the top 3 in Germany.

Fingerhaus
Weberhaus
Bien-Zenker

Regarding the price, my neighbor said he got an offer from KMH including a basement for about €280,000 turnkey.

We are only talking about the basic equipment with the Fingerhaus offer here; I had not yet booked any extras.

Could you possibly recommend an affordable architect on the side?

As I said, I am open to any info.
Also your recommendations.

I think I once read a report from Focus Money. Hanse Haus was also pretty far ahead there. But I don't remember according to which criteria they were rated. My cousin built with Allkauf Haus and was very satisfied. At least I didn't hear otherwise. The construction, in my opinion, is rather "old" (vapor barrier foil, styrofoam on the outside, etc.), so not diffusion-open. In terms of insulation, Kampa builds very well-insulated houses. I think you can be unlucky with all providers. That is my opinion. We have moved away from prefab house providers and will soon build with a regional provider, also in timber frame construction.

Use the search function. Prefabricated houses often do not have an installation level and are not necessarily cheaper than brick on brick. Large providers are also not necessarily better than small ones. Besides, there are other ways to build. I wouldn’t put much stock in these magazine reviews. A major prefabricated house provider from your "Top 3" did not convince us (contract = blank check, many clauses, insubstantial advertising talk).



Us too. We now live in a timber frame house from the local carpenter, with an installation level, wooden cladding inside and outside (never wallpaper again!) and are very satisfied.
