Dear prospective homeowners,

we are currently exploring options for construction financing, including the Z15 loan from the L-Bank. Regarding the corresponding construction financing calculator, I have a question and would appreciate information from those who have experience with the Z15 application process. In step 4 of the calculator, there is the subitem "What financial obligations does your family have monthly? Leasing / consumer loans / hereditary lease payments / other"; this seems to me to be a very broadly defined point. We neither have leasing, consumer loans nor hereditary lease payments to pay, so only the subitem "other" remains. May I ask what you have included here in the calculation? Private health insurance? Insurances in general? Living expenses?

Thank you very much for your information!

Hello,

this section is basically about fixed monthly obligations that reduce your disposable income – that is, regular payments you simply cannot avoid.

Leasing, consumer loans, and ground lease interest are clear. Under “Sonstiges” you typically enter things like maintenance payments for children or ex-partners, perhaps also larger installment obligations that do not fall under consumer loans. If someone, for example, has a private loan and repays it monthly, that would also belong here.

Private health insurance counts if you are affected by it, because it is a mandatory expense and reduces your net income accordingly.

Normal property insurances like motor vehicle liability, household contents, or similar are usually not considered because they are seen as part of general living expenses. These general living expenses are not explicitly to be entered, as they are usually taken into account by the calculator or the bank as a flat rate.
