The question is whether by waiting you are not wasting time after all. This is the case if your income situation will not change significantly during this time (I am assuming the three years mentioned above). Then you will be in the same situation in three years.

Ultimately, the feasibility depends on the (planned) children.

I happen to live in L. So in my area, you don't pay 800€ for an 80m² apartment. I pay 390€ warm for a 65m² 2-room flat.

as a former LE resident, I can agree with both of you

In Leipzig, a lot depends on the neighborhood and the standard. Especially in recent years, during which I have only been visiting my hometown, quite a bit has changed regarding prices.

Where I used to live, apartments in the neighborhood have now been completely renovated to be sold as condominiums. Prices of 2,200 euros/sqm are being asked. If someone had told me 9 years ago that you would have to pay 220,000 euros for a 100 sqm apartment in Leipzig, I would have thought they were crazy. Something similar is happening partly with rents - depending on which area you want to move to.

The others have already written it. Wait and observe the development of your expenses - especially if children come into the picture, this changes significantly. For example, as a couple we used to have living expenses of 400 euros - now with two children, we rarely fall below the 1,000 euro mark (unfortunately).

A very important tip: keep a household budget book in which you record everything you spend. One part for fixed costs and the other part for ongoing living expenses. On the one hand, you can then see where your money has gone, possibly identify potential savings, and could prove your living expenses to the bank if necessary.

Regarding the apartment search - Leipzig has several established and large housing companies. They are increasingly renovating/modernizing their stock because they also have to "fight" tenant loss. There you should be able to get 80 sqm significantly under 800 euros.
