Electrical, heating, and plumbing are major renovation projects. You don't just do them on the side if you already live there. And especially not with a child planned in the near future.

Either renovate immediately or leave it completely. But with the prices, even if it's only for the location, I wouldn't want to move into a wreck.

Otherwise, it will somehow work out. However, a long parental leave or a lot of part-time work is not possible.

100k for the renovation is really not much. Is it supposed to be an energy-efficient renovation as well?

Supposed to? Nowadays you have to, as far as I know.

What would you estimate the renovation costs? (Electrical with distribution board; gas boiler; floor; plastering walls, 1 large bathroom and 1 guest bathroom)? Possibly energy-related, but that should be told to us by the expert. I assumed just under 800€/m2 for the 120m2 to reach around 100k.

I do believe that the 100k is about right. However, from my own experience I can say: either everything at once, or you don't do it. Especially the trades are hell when occupied.

Sorry, it seems to me that the retroactive renovation is just nicely calculated. It remains to be seen whether the 100k is enough. Your income with a child is not sufficient to carry out and co-finance the renovation immediately. Where do you want to save 100k on the side or additionally (certainly with worse interest) with rising expenses due to a child and probably declining income?
