Hello,
I am new here and have some questions about carrying out a house renovation.

My house is to be extended by adding an additional floor to increase living space (conversion/addition of the roof, complete renovation of the legal living space, and renewal of the facade). A friend who is an architect is responsible for the planning. I have a building permit, and the architect is involved in calculating the statics, etc.

Now comes the execution of the project. Since I am employed, I do not have time to receive craftsmen every morning, let alone sufficient expertise to supervise the proper execution. The friend who is the architect does the planning on a part-time basis and therefore has no time to carry out site supervision. I need someone who coordinates the craftsmen and checks the work. I have read a lot online but have no idea whether I should hire a construction company, an independent site manager, or something else. And how to find a suitable person.
I hope you can help me or give me some tips.
Regards
michahab

Hello Michahab, I hope the structural calculations are done by a structural engineer, not by the architect. For a small renovation, the construction management can be done by a good craftsman who is on site most of the time (e.g., a carpenter or mason). However, you should know and trust this craftsman! I can of course only recommend an independent, experienced site manager. Best regards K. Brodbeck

The structural engineering was done by a structural engineer. Unfortunately, there is no familiar craftsman involved. All companies (except [carpenter]) that have already done several smaller and also larger jobs on the house. Independent site management is apparently done by an architectural/engineering office nearby? But I am afraid that they will then "revise" the plans of our architect again and we will be unsettled again. Regards michahab
