Hello,

we have now requested quotes from several providers and currently have 2 (3) in the closer selection.
One of them, however, already stands out a bit.
It is a North German company that seems to have a good reputation and appears to offer very favorable prices in some areas.

Here is the offer:
City villa - 2 full floors, 167m² area or 162m² living space on a floor slab
Included in the offer price are some extras such as
- partially floor-to-ceiling windows
- electric aluminum roller shutters for the ground floor
- roller shutters for the upper floor
- RC2 windows on the ground floor
- walk-in shower
- 20 additional sockets
- decentralized ventilation with heat recovery (Wolf model CWL-2-325)

Price for this approx. €301,000

Additionally offered:
- geothermal energy instead of air-water heat pump = approx. €11,000
- facing brickwork = approx. €6,000
- garage (6x9m) approx. €45,000

we are additionally calculating:
- floors €9,000
- painting work €10,000
- sample reserve: €15,000
- kitchen €15,000
- outdoor facilities / fence (partly existing and own work) ~ €10,000

estimated other ancillary construction costs approx. €30,000
- additional earthworks (not included in the building service description)
- surveying
- soil survey
- construction water, construction electricity
- construction site setup
- connections
- building expert
- insurance

This brings us to a total of approx. €452,000

Have we forgotten anything important?
Does this sound realistic?
BTW: I find the garage somewhat expensive in comparison, but the rest of the offer makes up for it)

What did you use to request the quotes, and how did you narrow down the selection? Did providers A, B, C all bid on the same house X? Stories starting with companies that have an "apparently good reputation" can be found here in abundance, not only in this place. In your case, is it one that you find mentioned here in posts in the section "Experiences with house company ..." about itself or competitors?; you can name the name here (of course only in the moderated section in connection with claims that require proof).

Do you know the painter and the kitchen fitter personally or is the kitchen only 10m² and/or are you taking all the appliances with you?

For classification... the offer is (with what is included, significantly) below the price that the industry leader Town & Country (ready-made houses for little money) charges for their Flair 152.

10,000 for outdoor facilities is likely far too little, even if done yourself.

30,000 EUR for incidental building costs can also become tight, depending on the ground conditions you find. Our deep foundation alone was already 27,000 EUR, due to clay soil, deep foundation, etc.

We designed the inquiries so that the same house type and approximately the same square footage were requested.
Also, the same list of additional features. Thus, we have comparable offers.

The painting costs do not refer to the total costs but only to Q2 with painter's fleece.
For this, I have estimated about 500m2 at €20 each = €10,000.
Yes, the kitchen will be 10-12m2 and for this price of course not a designer custom-made but good standard.


Yes, that is correct. We have an offer from Town & Country that is about €40,000 higher.
In addition, certain features like geothermal heat instead of air-water heat pump and facing brickwork are much more expensive than with TMH.


The fence is basically completely available and not a year old. It only needs to be slightly modified after it is reassembled.
I trust myself to create the rest of the terrace in own effort.


The soil survey is already available and I was informed that approximately €6,000-8,000 in addition is expected for earthworks.

So "only somewhat" comparable. But I have already seen you in several threads where it was actually explained how to handle this more skillfully. Does "the same house type" mean that at least Toskanabauhaus and "one and a half-story houses" of the same size were not compared with each other?
And did you say now "size roughly this, equipment x" or request the implementation of a specific design?

They have already been discussed here several times, and as far as I remember from ’s experience, they are to be classified as "conditionally recommendable."

Ouch. I have already said several times about Town & Country that you can actually use them as an indicator of what is reasonably cheap. Accordingly, for 167 sqm, roughly 10% more would be assumed as a benchmark here.

Why and when which competitor is generally more expensive, I have also already explained. Who else do you have in the running (TöMei, Kage, ...) and: who was sorted out / put aside and why?
