ETW Financing - Has the interest rate situation deteriorated extremely?

Hello,

we have been through our own construction financing since February 2021. It was done via Interhyp, where we received portal access.

Now I wanted to play around and calculate a bit for someone else with this account, of course adjusting salary, place of residence, etc.
I was shocked.

Condominium including tax, land register, etc. 90K
We have equity of 20K. There would be more available, but we just wanted to roughly meet the 20% equity quota.

Result of the first search for 10 years fixed interest = Sparkasse with 1.45% at 6% repayment :oops: What? :oops:

Sure, a personal consultation at Interhyp with an appointment will get a few percentage points off, but not down to under 1%. We would have gotten the 10-year rate in February for around 0.7%.
Has everything skyrocketed so much in the last few months? Is the loan amount too low/uninteresting? Some other mistake in my thinking?
Or just the reality :p

Yes, in recent months the interest rates have shot up between 0.3 and 0.5%. We had an offer from MBS in March at over 0.9% for 15 years fixed interest, now 1.33%.

What do you think is missing? Purchase price and equity ratio should be enough for a rough estimate. Ok, I can also provide the desired rate of around €450. But I don't need financing from A to Z here, just a few data from the environment.

Well. Just do a counter-check and don’t adjust the data. So leave everything as it was with you. Then you’ll have a better feeling whether it’s due to the interest rate development or the individual circumstances of your friends.

Yeah, and the year before that it dropped drastically. Take a look at the trend over the last 30 years.
