Estimate house extension costs, extension, approx. 80 sqm living area

Hello We are currently considering buying an older house. However, since it is too small for us (~120sqm), but the plot is very large, an extension would be indispensable. The extension is to include two rooms of 30sqm each and a bathroom of about 15sqm. Including a hallway, that would be about 80sqm. The whole thing is to be single-story. Can you give me an indication of what such an extension would approximately cost (including earthworks, floor slab, solid construction, flat roof...)?

Even if the plot is quite large, this does not necessarily mean that you are allowed to build on it. So before you make plans or even commission an architect with the design planning, you should go to the building planning office and ask whether, and if so, within what scope and under what conditions an extension of the existing building is permissible.

I called the building authority about this; the rude bastard said that the sellers have to provide this information. He says it has been that way since the 17th century... I'll ask the seller today.

But let's just assume it would be possible, how high would you roughly estimate the costs?

Assuming reasonable ground conditions and access possibilities, about EUR 125,000. If the existing house has a basement, an additional EUR 8,000-10,000 for the required stepping is added.

Please? That much? That's at least as expensive as a self-sufficient new build (including heating system etc.) of this size. I was more expecting around 70-80TEUR... :/

Hello,

No - a "normal" new build of comparable size would be just as expensive. With €1,000.00/sqm/Livable Area you won’t get far.

The smaller the house, the seemingly more expensive the price per sqm/Livable Area becomes. Additionally, in the above price I also included the adjustment of the heating system to the new requirements as well as the complete finishing including floor and wall coverings. If I leave out the floor and wall coverings, you can still expect good TEUR 100 as construction costs. Furthermore, construction prices in Hesse are generally higher than, for example, in the north of the country.

There is potential for savings only if you build the shell - under supervision - yourself.
