Hello everyone,

after having read along here for some time, our construction planning is now getting more serious. We received a first cost estimate from our architect this week, which you will find attached.

I would appreciate feedback on whether the estimate is realistic. At the moment, I don't have the best feeling and fear that the estimate is quite at the lower limit - he assured us that everything was estimated very conservatively. Certainly, not all points can be evaluated in detail yet, as too much information is still missing, but perhaps a general statement is possible?

Construction will take place in the area of Northern Münsterland / Emsland / Osnabrücker Land.

The following costs are deliberately excluded:
- Painting work
- Connection costs (gas, water, etc.)
- Outdoor facilities

I know your problem, unfortunately
I can’t say much about it because we haven’t gotten beyond the price estimate yet.

Some items seem familiar to me from our first estimate. For example, heating and ventilation.

The material prices for bricks and floor coverings sound more like lower standard. Just go to a specialist store and see what you can get for 25 to 35 euros.
Then I noticed the architect fees, which I find too high for service phases 5 to 8.

Is there already a draft/floor plan for the estimate?
I think then you can better assess what you get in return for the amount.

Drawings exist but I have not uploaded them. It is a single-story detached house with a staggered floor and a shed roof without any big frills.

For now, I am interested in initial assessments that can probably be made roughly even without drawings, whether this is a "conservative" calculation or if everything is very tightly budgeted. Clearly, no one can judge the garage door, since you lack, for example, the size.
But for example, with the price per square meter for interior plaster Q2 or for the exterior walls with sand-lime brick, it is possible to judge whether the indicated prices are too low or correspond to market prices?

You are right about the clinker, it is at the lower end for the price given. I have (not yet) calculated the architect’s service phases 5 to 8.

So, now I have calculated the architectural services:

Billable costs are, if I see it correctly, according to the cost estimate €234,439.
Agreed in the architect contract are HZ3, minimum rate with 8% flat rate remuneration of ancillary costs.
This results, using the HOAI.de calculator, in a net fee of €24,565 for phases 5-8. Is the calculation correct?

How many square meters does the house have? We are also building with architects not far from there (in the east of the Münsterland), but with a basement - and that costs almost 100k more.

The windows are significantly less for us (however, I don’t have an m² figure in the bill - he estimated that per window based on experience), but there are many more tiles (we have half tiles, the other half parquet). The bricks are over 200 euros/thousand more for us...

However, Emsland is certainly somewhat cheaper... gut feeling is that this is really underestimated a bit.

The house will have a living area of 180 m². We have large window fronts in the living area, which naturally explains the higher costs, as an above-average amount of glass is used here.
