I just found it interesting that for the building application for a patio roof, despite distances beyond 5 meters, I needed the signatures of all 3 adjacent neighbors. The owner of a green strip at the back of our property was the most baffled, where we have a distance of about 14 meters.
I can't remember having to obtain signatures when building the house, including the garage built on the property line.

No, only if you go through a KfW program.

650€ net doesn’t sound so wrong nowadays. Don’t confuse that with any energy certificates for existing buildings. What you need is a Wärmeschutznachweis.
