Electric connection for 3 terraced houses, separate or shared?

Hello,

I might have a somewhat strange question for you,
we are building 3 terraced houses within the family and have to pay connection fees for electricity 3 times, once for each house separately, although a common box with 3 meters was planned. The energy company does not agree to this and demands that we connect each house separately.

Is there another option? What can be done about this? Or do we really have to pay more than €10,000 just for the connection?

Hello,
yes, you have no legal option there. 3 parcels are simply 3 x house connection.
Maybe talk to the [EVU] again.

Thanks first of all for the quick response, there are not 3 Flurstücke, it is one parcel on which 3 terraced houses will be built. Construction is taking place in Austria, Energie-Werk determines the prices here. Best regards

Even on one parcel of land, all buildings must of course be supplied independently. Please don’t forget one thing – currently you want to build within the family, but what if – for whatever reason – in the near future one of the houses is going to be rented out or even sold? Do you want to argue forever with tenants or buyers about consumption costs? You will probably be grateful if each house is supplied individually ;)


Yes, there is another possibility, at least in Germany. But I think there should be a comparable solution in Austria.

You can build the terraced houses as *one* house, meaning: there is a common entrance and from there the actual accesses to the respective apartments lead. For example: entrance in front, behind it a corridor from which the actual apartments branch off to the left, center, and right. This is called technically "separately according to residential units."

The disadvantage: the planning. You lose space due to the internal access situation and you have to create a HAR – accessible for all parties (technical room). Less of a problem with a basement – often a challenge at ground level for the planner, because the HAR cannot be dimensioned too small and must be accessible at all times to all parties – independently of each other. It contains all the technology for all 3 residential units: 1 larger heat generator for 3 apartments, meter cabinets for all 3 apartments and clocks for all 3 residential units. Furthermore, stronger sound insulation has to be taken into account.

Hello edis,

I see absolutely no alternative here. You will probably have to bite the bullet, as I gather that you are likely already in the construction or detailed planning phase of your house building.
As a punishment for your EVU, you could perhaps get electricity from another provider, or ask your EVU if there is a cost-effective alternative;
possibly a contract for two years or something else.

dear colleagues,

thank you very much for the answers, yes we are currently in the "detailed planning" phase, the drainage plan still needs to be submitted and the matter is settled (from the perspective of the magistrate ;)).

it is only about the connection costs, I think I can choose the electricity provider myself, let's see what providers are available here in [OÖ].

can someone give me a few tips for the drainage plan, I am working on it right now, will submit it tomorrow, I am drawing it in CATIA V5R18 (which we normally use in mechanical engineering, but it works really well).
