Hello,


What does it cost more if I want to build a KFW 40 QNG instead of a KFW 40?

The starting point would be a solid house, 17.5 Poroton, ETICS, 125m2, costs ~400,000 euros without land

Would it be worth it? (purely economically)

What would have to change structurally?

The recognized expert specifically for QNG alone already costs ~6,000-10,000 euros

Yes, I know. It depends. I'm more looking for suggestions..

I do not think there will be an exception to the rule that no profit can be made from funding measures on a case-by-case basis. Either you exploit funding measures "industrially," i.e. as an investor and planned with more lawyers than engineers, or they remain at most relief contributions. As a rule, avant-garde / early adopting is a luxury. The average home builder already has a suitable burden to bear with the statutory standard compliance. So standard (of today) for average earners, standard "plus / of tomorrow" for better earners, and standard "plusplus / of the day after tomorrow" for the highest earners (above both assessment limits and above the progression limit).

Just go to a prefab house dealer who explicitly offers both and ask them to give you a price for the same model house from the catalog for KfW 40 with and without QNG. Maybe also for KfW 55. With QNG, I would completely (!) refrain from any own work... Preferably something that somewhat fits in terms of the building shape and size (then you immediately have a direction of where the journey is going...). The surcharges strongly depend on the materials used in the standard.

We are currently building 40 without QNG and due to our very special construction method, this is probably cost-neutral - but without the KfW300 loan, it would not have been economically viable for us to build right now.

Yes, of course. Very good idea.

However, I had also hoped a little that one or the other here has already gone through this topic.

Because the KFW loan 300 (homeownership for families) has also been available for some time.

And in this program, QNG is even mandatory.

And since it is supposed to "help" families, in my world this can only work if QNG is affordable.

My colleagues who do private home financing say around €20-25k for a normal single-family house.

QNG is not mandatory. Only then there is a higher loan amount.
