We are currently dealing with the construction, financing, and especially the search for a plot of land.
There is a building area where two-story construction (II) is allowed, but the eaves height is limited to 4.2m. At the moment, I don't see any point in that. Maybe someone can explain to me why such an eaves height should be sensible?
Since we want to build a city villa, we therefore need an eaves height of about 6-6.5m. Has anyone already gained experience with whether it is possible to get a change approved by the authorities?
Alternatively, there is a building area with two-story construction and an eaves height of 6.5m. However, here the roof form is limited to gable roofs or half-hip roofs - and a roof pitch of at least 35 degrees must be built.
Is there perhaps a chance to negotiate with the city for a hip roof with approximately 22 degrees here?
