Hello, my girlfriend (22) and I (23) want to build a house in 2 years (have it built). We currently have equity of 20,000 euros and want to increase it to 35,000 euros in 2 years, each of us has 2 building savings contracts running. The plot would cost 50,000 euros. We want to build a "normal" single-family house without much frills for 180,000 euros, is that realistic or will it be more expensive? My salary is 1,450 euros and my girlfriend's is 1,150 euros. Since we both still live at home, we don't have to pay rent. We are not planning children yet :). I don't know much about this area, but I would be happy to get some good advice from you. Hello Chris, I think your planning looks good, but you should also think about later because having children often comes as a surprise and then you should be able to live on one salary.

Hi,

the equity seems sufficient to me and your salary is surely okay. That's net, right?! Try to do a few things yourselves if possible, that saves quite a few thousand. :)

Hi,

when we asked at the bank, they told us that you should have at least 25% equity, 30% would be better.

It's clear the more you have yourself, the smaller the installments for the loan will be. You should secure the low interest rates currently being offered for a long time. But if you finance through a [Bausparer], then the interest rates are already fixed until the end of the term.

Hi,
if you want a house in this price range, a prefabricated house would be the right choice for you. There are building centers everywhere where you can look at the houses. Or you can see if there is a [Musterhaus] near you.
