Hello everyone,

after purchasing a plot of land, we are now intensively working on the design planning of our house. Numerous posts here in the forum have already been a great help to us in our house project. Now we would like to post our designs here to hear your opinion.

Development plan/restrictions

Size of the plot: approx. 550, 17m x 33 m
Roof shape: gabled roof
Plot orientation: south-west location

Requirements of the builders

Style, roof shape, building type:
modern
Basement, floors: 2 floors with basement
Number of people: 4 (2 adults and 2 children)
Study: yes.
Guests per year: 6-10 / year
Open or closed architecture: open living, kitchen, dining area. Kitchen should be "somewhat spatially" separated from the living area.
Conservative or modern construction: modern
Open kitchen, cooking island: yes
Fireplace: desired
Balcony: no
Garage, carport: single garage, the width of the plot does not allow a double garage
Other wishes: straight staircase, sauna in the bathroom, direct access from the bedroom to the bathroom

House design

What do you like in particular?: the room layout on the ground floor corresponds to our ideas except for the fireplace
What do you not like?: Ground floor: currently the distance from the living area to the fireplace seems very narrow to us.
Upper floor: the children's rooms could be a bit smaller, while the bedroom and bathroom could be larger. Originally both children’s rooms were planned to face the garden, but then the direct passage from the bedroom to the bathroom was missing.

If you have to do without, which details/extensions
-can you do without:
possibly the fireplace
-can you not do without: the number of rooms corresponds to our ideas

I find that quite consistent. Why do you need a bigger bedroom?

I would separate the long corridor in [Kinderzimmer 2] and make a small children's bathroom out of it. Then move the wall between the two children's rooms slightly towards [Kind1]. Then there are two equivalent children's rooms and you still have a children's bathroom.

I do not find the chimney, especially the chimney flue, very nice in that spot; I would prefer it in the center of the house...

Thank you for your suggestions! The partition wall in the children's room will not be there as planned, so "the narrow corridor" will not be as drastic. That used to be the bedroom, and the partition wall served as a separation to the dressing room. The bedroom is okay in size; the dressing room could even be a bit smaller. However, the distance between the end of the bed and the wall is somewhat small. In the picture, it looks okay, but the bed is drawn smaller. The walls are also supposed to become thicker (because of solid walls), which will reduce the space further. We have not found an ideal place for the fireplace. It could still be placed on the wall where the TV will go. We have already seen "combinations" with fireplace and TV integrated together at the fireplace builder, but we do not like that. We want the TV and fireplace to be separate. A highboard should go on the left in the dining room. Does anyone have any ideas for the fireplace? Greetings Katharina

I actually find the chimney quite original on the side of the bay window. After all, you have the roof on the right, and this way you have a bit more balance in the asymmetry.

Is the staircase closed or open? Do you look from the living room down to the basement stairs? I don't find that so nice.

Can't you place the fireplace in the middle of the room so that it runs past the bottom wall of the dressing room? As it is planned now, I find it much too close to the living room couch; it will simply be too cramped and too warm.
