Hello forum,
we have purchased an existing property (2-family house) from the 50s, which needs to be completely renovated. (Roof, heating, water, electrical, windows...). A lot of work is planned to be done by ourselves during the renovation. One apartment is intended for owner occupancy later, the other apartment for rental.
Financing through KFW is not necessary, but the subsidies are interesting since a lot has to be done in the house anyway. We are currently looking for an energy consultant.
In advance, we wanted to get a rough idea about the KFW subsidies. As seen in program 430 (Energy-efficient renovation - grant), this only applies to a maximum of 2 residential units, i.e. a 2-family house. Although our property is a 2-family house, we may want to convert the attic to make it a 3-family house. That means the grant will probably be lost. Then basically only program 151 (Energy-efficient renovation – loan) remains.
My first questions regarding, for example, KfW Efficiency House 85:

Nevertheless, we will also consider possibly demolishing the house up to the basement ceiling and rebuilding it (depending on costs, static and development possibilities).

[*]Do the invoices for the eligible items such as heating or windows, from which the 20% is subsidized, have to be submitted here, or does the energy consultant certify the achievement of Efficiency House 85, so that (for example 100,000 € loan) = 20% is subsidized, or under program 430 = 20,000 euros grant per apartment?
[*]Can own work be done so that only the material costs are subsidized?
