Hello!

I/we have now also decided to build. The plot has been found, the seller just has to agree...

Since all this might get started this year, I am now looking for an architect – ideas are there.

I have been reading through this during the past two nights on night shift and have come to the conclusion that I will probably have to build through an architect.

But I don’t know anyone around (south of) Hanover. Can I publicly advertise something in the newspaper, invite to a plot viewing, present a soil survey, and then present my wishes and ideas?

Then have the architects prepare their offers and wait to see what they offer me? Then pick one – and enter final negotiations with them?

The others do this for free – like a kind of cost estimate?!

If you don't have a specific budget, that can work. Architects ARE NOT ALLOWED and cannot give a fixed price. The basis is a cost estimate, which by law may be exceeded by up to 50%! The fee amounts to 10% according to HOAI of the construction sum and also increases with it. In the Stuttgart area I could help you, but unfortunately not for the Hanover area. Better try local providers.

Of course I have a budget...

and to keep it low and make use of it, I thought I had read here that you get a cheaper house through an architect who puts certain trades out to tender.

Sure, the architect himself costs... but since I have to have a house planned anyway... costs will also arise for me... including external construction supervision...

so I thought, I’ll do it through an architect...

I just thought, I have the plot... the possible house location and ideas, a soil survey from six months ago.

The conditions, ideas of the land seller – it is his garden – rear development/ boundary development to the neighbors. All this in writing, what must be included/ or put on the property.

Then our ideas, double garage (later own work – but currently planned) and the house about 11-12 m wide and 10 m deep.

I approach the plot from the north, want to have the hallway through the middle of the house and the living room at the back to the south...

so just certain ideas, sketches of the conceptual layout to include...

Then the architects (I don’t know any!) can look at it and let themselves go :-)

a bit selfish maybe, but I will speak to everyone in a friendly way, so I thought, and then based on friendliness, "demonstrated" competence and gut feeling, manner and style of the developed proposal, etc. respond and then choose one...

there is supposed to be a fee schedule. But I have heard it can be interpreted differently...

therefore I thought to find one this way...

of course it’s in a way playing them off against each other and – at least initially – not good for building a relationship of trust...

but then how??

just look for one, go there, talk? then call the next day and say, no thanks, they weren’t friendly enough?

I don’t know, that’s why I’m asking... :roll:

I’ll call the chamber of architects right away...

I found out today that you can also take a civil engineer

should have a bit more practical relevance and also be cheaper when it comes to payment?!

Anyone have experience with that?!

Cheaper NO! We civil engineers also charge according to the same HOAI. HOAI = Fee Structure for Architects and Engineers Furthermore, a flat 10% is always wrong! It always depends on which services you commission.
