Do I have realistic expectations for the construction project?

Good day everyone.

I have been a silent reader for a long time, but the more concrete our construction project becomes, the more sleepless my nights get. I would really appreciate a price estimate from you (of course, I also hope that Bauexperte will respond to me ;)).

We (34 and 31 years old, I am from Bavaria, my partner from Ba/Wü) currently rent in Ba-Wü and have two building areas in mind, both located on the Ba-Wü/Bavaria border. One building area is in Ba-Wü, one in Bavaria. You can completely disregard the plot. We know the plot prices.

Desired (if financially feasible) would be the following:

- Detached single-family house, gable roof, 2 full floors (allowed in both building areas), KfW 70
- Interior dimensions of the main structure 10.5 x 8 meters plus bay window over both floors (is that then called a tower?), the bay window would be 3.5m long and would protrude about 2m from the facade
- I cannot give exterior dimensions yet, as we are not yet clear on the wall structure
- Gas condensing boiler with solar support for hot water
- Central controlled residential ventilation with heat recovery
- Underfloor heating
- Electric roller shutters (venetian blinds would be nice, but a potential saving)
- on the ground floor: hallway, small WC (no shower), kitchen (with cooking island... girlfriend’s wish), living room, study (my wife works a lot from home)
- on the upper floor: parents’ bedroom, large bathroom (walk-in shower, corner bathtub, double washbasin), 2 children’s rooms (one child present, a sibling should come eventually)
- usable basement
- double garage
- a fireplace would also be nice, but that is definitely a point with saving potential

A tower would be round; what you mean is a dormer. Overall, you want a single-family house with about 175 sqm plus basement


I assume monolithic masonry; plus interior and exterior plaster. Nevertheless, you do know your possible building envelopes, right?




Venetian blinds in my opinion only work on modern architecture; less so on a classic single-family house.


Single-family house, 175 sqm, according to KfW 70: TEUR 290
Utility basement: TEUR 45
Controlled residential ventilation with heat recovery: TEUR 9.5
Fireplace duct: TEUR 4.8
Double garage, as a prefab garage: TEUR 11.5
Typical incidental building costs: TEUR 35-40
Reserves for extras (e.g., Venetian blinds or upgrading sanitary fittings): TEUR 10
Painting work and floor coverings in turnkey delivery: TEUR 20
Outdoor facilities: TEUR 10 (only the essentials)

All in estimated: TEUR 440.8

Thank you very much for your assessment.... I already feared that it might be a bit over our budget..... but 50k more than hoped is certainly significant. Then we will probably have to seriously reconsider the floor plan before getting any offers.

P.S. Bauexperte, you enrich this forum immensely with your posts and advice, so once again, heartfelt thanks. :)

I am also naturally looking forward to prices from people who have already carried out a similar construction project.

Hello,

Epi's invoice is pretty accurate.

For our house with 194 sqm of living space, we had a base offer price (turnkey) of TEUR 360 - including air-water heat pump, underfloor heating, electric shutters, basement (approx. 28 sqm living basement + technical room, hobby room and storage basement).

One or two gimmicks, incidental construction costs, kitchen, garages have noticeably increased the final price.
