Divide a plot of land anew for a semi-detached house?

I have looked at the ideal partition here and consider it possible to create a partition declaration. I have also marked the parcels and created a better image for visualization. Hopefully, you can make use of it. The real partition declaration will probably not be approved as is.

Are you sure you know what a parcel is? - please use the cadastral extract.

That now looks completely different: namely, "House A" (2a) does indeed have a possible garden, but this is a courtyard and cluttered with outbuildings.

Which one?

That looks like a farmstead. The owner wants to sell you an extension from it. He has two options 1. he sells a house without a garden share, which hardly anyone would want 2. he sells with a proportional plot, meaning an area that the buyer can use individually for their purposes. The way would be that the seller takes care of the ideal division. It is still yours. The individual rights should be recorded in the land register, I wouldn’t buy it without that.
