Different equity ratio in land purchase

Hello everyone!

My partner and I are facing the question of how to manage the equity.

We earn about the same amount. However, due to an accident and the associated high costs, a job change, and the necessary purchase of a new car, my savings are unfortunately almost depleted.

Now we have a nice plot of land in sight that we could pay for entirely from equity. However, the proportions would be about 80% partner, 20% me.

How do you handle something like this? Also with regard to the fact that we will later have to finance the house with a loan.

If we both are listed as 50% owners in the land register, that seems somewhat unfair.
She could also buy the land entirely on her own, but I have a rather bad feeling about that...

Can you give me some clever advice?

Pay 50/50 and you transfer the difference to her in installments?

The land register reflects the conditions of the entire house. With 80/20, your partner then also owns 80% of everything. Why not simply 50/50 and a contract regarding the different equity proportions?

Yes, good question, that's why I'm asking how you do it

So that means you simply stipulate contractually (with a notary?) that Partner A has contributed 80%, Partner B 20% of the equity and each is registered at 50% in the land register?

Then why do I have the contract? So what advantage or disadvantage does that create for one of us?

My wife is listed with 50% both in the land register and in the loan agreement - although she practically contributes nothing. We are building together, so for me personally, the question of "unfair" or "bad feeling" does not arise. We are probably too romantically inclined. Then I would just leave it altogether - or ultimately settle the matter through a notarial contract.

Oh dear.

Purely monetarily speaking, it is identical for us. But exactly that income is a question of the distribution of family tasks. For earning my salary (basically for many, many years) I rely on the "free back" that my wife provides me by taking care of all the daily life matters. Only because she manages the child and household, takes care of many things for which I have absolutely no time, can I earn my income the way it actually happens.

However, this rather traditional role distribution must not obscure the fact that my wife would also be capable of earning significantly more money and thus contributing if we wanted it that way.

In this respect, she contributes significantly to us and (in the truest sense of the word) earns her 50% of the jointly acquired assets, here specifically the house.
