Did the notary charge us too much? Are the land registry costs too expensive?

Hi, I urgently need advice from the experts here, I think the notary has ripped us off.

No matter which notary calculator I use, even the amount given to us by our builder does not match the amount the notary charged us.
I also think the land registry fees are too high.

Attached are photos of the invoice.
According to the calculator, we should have paid about 1500 euros in total for notary and land registry, but we paid 2067€, as he also added 20% on top of the purchase price.

A few days later, another invoice arrived for 922€. It says land registry matter on it.

Can someone please explain? Are there more costs coming or was that it?

We had a value in dispute of 178,000 euros and I believe we paid something over 3,000, maybe closer to 3,500. with reservation and registration

The last one must be the invoice directly from the land registry office. It is noticeable here that the value in dispute suddenly carries a factor of 2.5.

The first line there is for the registration of the change of ownership, the second line is for the registration of the mortgage, i.e. the land charge in favor of the bank.
That explains the - apparent - factor 2.5.
So they are two different things.

You just have to feed the calculator with all the inputs, then you'll get there. The notary didn't rip you off, but of course charged what is allowed under the Court and Notary Costs Act. And: it could actually be even more ...

Rg.1: The 20% surcharge according to 50 No. 3 a) Court and Notary Costs Act presumably represents a construction obligation within a period X, which the seller (city/municipality?) insists on. Was that the case?

Often in such contracts where the city or municipality sells, there are additional clauses stating that the property may not be resold within a period Y, etc. The notary could also charge further surcharges for that. But he doesn't have to.

You (that is: you) would therefore have to compare these and the other items invoiced here with the purchase contract to see if there's any truth to it.
