Development plan difference between ground floor, roof, and single-storey

Hello everyone,

I am so glad that this forum exists.
I have already been able to read up on quite a bit.
As an absolute beginner in the matter of house construction, I have a few questions regarding the development plan. I have not yet had the opportunity to call the building authority, so perhaps I can use Sunday for brainstorming. The explanations for plots suitable for us state:

WA1 (common residential area according to §4)

E (only single-family houses allowed)

Floor area ratio=0.3 (floor area ratio as an upper limit here floor area ratio max. 0.3)?

° (open construction according to §22)

I+D (number of permitted floors here ground floor + expandable attic and knee wall)

SD (gable roof)
My problem now is that we would like to build a single-story house with a gable roof!
We do not like flat roofs.
But that is basically not allowed for the plots we like best.
Are there options?
The knee wall must be max. 50cm
And the max. wall height 4m
The roof pitch for two-story houses 0-28 degrees
for single-story 38-48 degrees.

I am totally clueless about this.
Is there a difference between ground floor + roof and single-story?
Could I keep the knee wall very low and the roof as flat as possible in order not to have to use the attic as living space?
Or is the requirement like the "average house" with living downstairs and sleeping upstairs?

As you can see, questions upon questions.
I thank you already for the experiences/help!

Where is the problem?



That sounds like a problem for the gable roof, but where is that stated? That contradicts the permitted roof pitch for "single-story."

In my opinion, it looks like you can build single-story, with an expanded attic or with a non-expanded attic. Or where is the bottleneck I might be missing?

Yes, the hose is the problem for me
I just don’t have enough vapor yet.
The lady from the building authority told me that a bungalow is not allowed here (because of the specified Franconian building style, i.e. knee wall max. 50cm and roof pitch of 38-48 degrees)
If I understood that correctly...
This is what the development plan says:
"For the construction style ground floor and developed attic with knee wall" a maximum wall height of the main buildings of 4.0m is permitted.
I would have loved to build an angled bungalow...

The floor area ratio depends on the plot size - 0.3 of it.

You can build a full story and under the pitched roof just a single open space - you don’t have to call the house a bungalow just because it has all the significant rooms on the ground floor.

The matter with the wall height cannot be correct like that, or does it only apply to the eaves side of the gable roof? And why is the knee wall allowed to be a maximum of 50cm high when, on the other hand, two-story buildings with a shallow pitched roof are permitted? I have a bit of a feeling that you are mixing up quite a few things here and/or are giving your interpretation of the [B-Plan] instead of the exact wording?

However, I believe that you are now confusing the information from the development plan. On the one hand, you write: l + D... One full floor plus attic floor... further down a sentence refers to 2 full floors ???
