Hello everyone,
we want to buy the plots 47/1 (with a residential house), 46, 47, and 48 from my wife’s grandmother (90 years old) and register a lifelong right of residence for the grandmother in the land register. Grandma, parents, and uncle agree to this. The plan is to build a single-family house on plots 46, 47, and 48, and once the grandmother has passed away at some point, to renovate the house and rent it out.
Building in the second row is permitted up to the dashed line. Access to the plot is via the built-over courtyard entrance (pink marked area). To be on the safe side, we have submitted a building inquiry. All neighbors have already signed and agree to the building in the second row. Nevertheless, the district office is taking its time and will only send us a response at the beginning of February.
Now the question for me is how to develop the plot in the second row as cost-effectively as possible and whether it might be sensible in this context to unite the four plots and not just the three rear plots.
Electricity:
I would like to get electricity from the front house or have myself connected in parallel to the existing line there and lay the line myself to the rear plot. In the front house, I would also like to install the meter for the rear house because I want to install a photovoltaic system on the front house in the future. Is this at all possible, or do the energy suppliers insist that the cable must come from the street?
Drinking water:
I would like to do something similar to electricity. Install a water meter parallel to the existing one and lay the line to the rear plot myself. Am I allowed to do that, or will the water supplier spoil my plans?
Wastewater:
In the pink area (built-over courtyard entrance) is also the wastewater pipe of the front house. Ideally, I could directly connect the wastewater from the rear house there. Am I allowed to do this?
Telephone:
My father-in-law (former Telekom employee) says that we could simply connect in parallel to the existing connection.
Has anyone of you already carried out a similar project and can help me here?
