Development costs for rear construction

Hello,

my wife and I have found a plot of land that is interesting for us, but it is a rear development.

Does anyone have experience with the costs of rear developments?
From the main street to the rear property boundary it is 125m. The house will most likely also be located near the rear property boundary, as it is the north side.

In an initial phone call with the city, we were told that due to the length, we would definitely need a turning circle for the fire department.

Has anyone else carried out a rear development and can say something about the development costs per meter?

I would estimate 50,000€ and up. If it is not supposed to be a gravel driveway, then certainly more. Just for paving this driveway, you will spend over 20,000€.

The property must already be an extreme bargain.

Wow, I wouldn’t have guessed that much.

The street passes into the ownership of the city, at least that was the case for us. But BT negotiated everything and then rolled it out over the individual construction projects.

The city employee could/would not specify a budget. He only said that it would be very expensive. Especially because of the required [Wendehammer].

If it were "only" 50,000, I could confidently accept. I just fear it will cost more.

In this case, I do not believe that the street will be transferred to the city's ownership. The developer said that the detached building will receive a right of way.

For a rear development, it is common that it is a private road. Besides, it does not matter to us at first whether it is a private road or a street of the city/is becoming one. The city employee said that the development and construction of the street will be very expensive. Therefore, I would like to have comparative values from members of the forum who have already been in the same/similar situation.
