Hello everyone. A few months ago, I bought a building plot in Jena at an auction. There is a project with a building permit for it. The basement is standing and it is also full of water. The associated developer is apparently insolvent. I want to complete the house next year. There are plenty of developers now, but they are more expensive and you are subject to their arbitrariness. Does anyone in the Jena region have experience with hiring individual trades? Do I have to have a site manager? That also costs ... I would be grateful for any info.

If the property now belongs to you, no developer can build on it anymore. Only a general contractor or, alternatively, with an architect and individual contracting. Why does one bid on a property with a building ruin if one has no idea/plan for it?

you have the plot with a basement.
A house should be built on it. There will be architectural plans and structural engineering for it.
Find a company that will build the shell according to the plan.
Then you can award the individual trades yourself. It's not rocket science. Google is your friend.
A construction manager is not the worst idea if you have no clue.
There are enough experienced bricklayers who have back problems and can no longer work "normally."

Oops, that's not true.

First of all, I would consult an expert/architect regarding the water. Even for single trade contracting, you need an architect... what about the building permit? There is already a design of what may be built there. Or has it expired? Now I don't know whether to laugh or cry about that.

look there, a similar story just appeared quite recently: Are you a twin? - one alone can hardly be that crazy. So you are facing either a deep demolition or a thorough professional drying, whose costs in this case are not covered by any insurance.
