Delay of the move-in date already before the start of construction

What reasons could there be to want to get out of the contract after just about 2.5 months? A more lucrative project? I am interested in your thoughts.

That was also one of my thoughts – but I don’t really want to develop it further, I won’t let them leave the contract that easily :D

I will contact a lawyer tomorrow and get advice. As you also say, I’ll do that in the background and not bring it up right away, as that would only spoil the relationship at the moment.

Pure speculation: Accepting orders up to the maximum capacity and beyond to compensate for the "cheap" contracts of the construction projects "before Corona" and then being overwhelmed. Or realizing that the current construction projects are not feasible at the price? I think there would be reasons, but I won’t jump to worst-case conclusions.

That he took on too much and is behind with previous orders or that prices are rising due to the war and he could now ask for more for the same object, etc.

I wouldn't bring in the lawyer right away. Ultimately, you still want quite a bit from the GU and I would first talk things through before escalating. Legal advice is absolutely OK, but you only send in the lawyer when there are really problems.
