After the slab was poured on our property last Thursday, it has become pretty quiet on our site. No construction workers have been on site all week so far... On Monday, Tuesday, and Wednesday, the required sand-lime bricks were delivered (why does that take 3 days?)... the truck driver placed them on the area of our future garage (under whose instruction, actually?). To make everything fit, sometimes 2 pallets were stacked on top of each other. Some other pallets are already slightly tilted...

On Wednesday morning, I saw that 2 packages had toppled over due to the storm during the night, and now the bricks are scattered across the property. Some are so badly damaged that they can no longer be used. I also removed the bricks that were lying on the sidewalk (no workers showed up)... A construction fence panel had also been knocked over... after my call and pointing out the incident, the site manager must have put it back up again. I just went back during my lunch break to check - still no workers - but another construction fence panel had fallen down again. This one fell in such a way that it damaged a sign from the water association.

Who is actually responsible now for covering the costs for the damaged building blocks and the signs? If I didn’t come by more often during lunch breaks or before and after work, everything would still be just “lying around”...

Who is in charge of construction management (architect or general contractor/GC/BW)?

We had the trades tendered separately... with the above-mentioned company taking on the trades:

- Earthworks / foundation slab
- Masonry ground floor / upper floor and ceiling
- Plastering work
- Screed work
- Drywall work
- Windows and front door

This company also appointed the site manager who is supposed to coordinate everything.

- Electrical
- Sanitary / heating
- Roof truss / roof
- Tiles / interior finishing

we replaced with our own companies or are self-performed services.

Oh dear, then have fun. Did you make a corresponding contract? There are obligations in it, aren't there...?

Do you mean a contract for the construction manager?

The company takes out liability insurance for the services it performs... that is what it says under the section Construction Performance and Liability Insurance.

I myself have no influence on these matters at all, as I do not know when or if materials will be delivered.

Have you taken out your own construction performance/liability insurance? Some insurers also cover the loss (e.g., through theft) or damage of building materials.
