Current construction costs for a solid single-family house in Bavaria

I have already diligently read numerous posts here and we are currently planning a single-family house in the southwest of Munich (25km outside). Currently still in the rough planning phase, so a rough price estimate would already help me a lot.

- Single-family house 8.5x12m with flat roof
- Basement
- 2 full floors
- Solid construction, no specific KFW requirement, but presumably in the KFW55 range
- 80sqm usable area (basement), 170sqm living area

Does this roughly match price-wise?:
3,800€ x 170sqm = 640k€ + double garage (finished) 50k€ + incidental building costs 11% (?) 70k€ + outdoor facilities 70k€ + photovoltaics 50k€ = 880k€

From your point of view realistic or have I forgotten any crucial items?
Upgrades beyond standard come on top, that is clear....

Yes, that is calculated properly (and not on the edge). BUT: What kind of photovoltaic system do you want to build? On your flat roof, a 10kWp system (normally mounted on supports) will fit (very roughly). It costs about 40k less than calculated. With storage (I don't think that pays off) still 30k less.

It will be a partial area of the roof terrace, so I roughly planned 6-7 kWp on the roof and another 4-5 on the roof of the double garage.
Storage yes, but as I understand you, I would still be on the safer side with 25k€, right? All the better ;-)

Are the costs for the basement included in the 3800€?

Yes, the basement is included in the 3,800.

25 km SW is Starnberg. In my opinion, your budget is not enough for that. Maybe without a basement.

Just inquire with the construction companies in question. Then you will have reliable figures.
